WE HAVE NOT RECEIVED COURT ORDER – OYSIEC

The Oyo State Independent Electoral Commission (OYSIEC) has said that it has not been served with any court order stopping the conduct of the local government election in the state.

The Commission’s media officer, Cosmos Oni said on Monday that OYSIEC cannot act or react to the media reported interlocutory injunction stopping the conduct of elections in the 33 local governments and the newly created 35 Local Council Development Areas (LCDAs) in the state.

Oni stressed that the commission did not have the court process and there was no substituted service as well, adding that the commission would not act on media reports.

He reiterated that the commission would continue with its preparedness and activities towards conducting a free and fair election, noting that the commission upon receiving the court order would consult its legal advisers.

He urged citizens in the state not to despair on the conduct of the election, saying that the rule of law and the provisions in the constitution will guide the commission in its activities.

OYO STARTS FG N-POWER SUPPLEMENTARY VERIFICATION

The Oyo State Government has announced that Tuesday January 24 to Friday, January 28, 2017, is the period for the supplementary verification exercise for the beneficiaries of the Federal Government social investment Programme, N-Power.

The state commissioner for Women Affairs, Community Development, Social Welfare and Poverty Alleviation, Atinuke Osunkoya disclosed this in a statement in Ibadan on Monday, adding that the beneficiaries of the N-Power programme from the state who missed the earlier organized verification exercise are expected to show up at their respective local governments with their credentials, means of identification and other relevant documents.

The commissioner stressed that the deployment of the already verified beneficiaries will take place shortly.

Similarly, the State Commissioner for Youth and Sports, Abayomi Oke has appealed to youths in the state to unite and form a formidable team that can promote the good governance of the Senator Abiola Ajimobi administration.

Oke gave the charge while receiving the President-General of World Youth Organization, Ambassador Adeniyi Adeyemi Mathew and his team in his office.

According to him, “youths are the leaders of tomorrow and to build the state and Nigeria as a whole, we need to unite and bring out numerous positive developments, programmes and achievements of the Senator Abiola Ajimobi administration. I urge the youth leaders to come together to make Oyo State better. We need to unite ourselves and make amendments where necessary.”

The commissioner who was represented by the Special Assistant to the Governor on Youths, Afeez Bolaji Repete said “the Ministry of Youth and Sports is ready to partner with the World Youth Organization to see how the youths in Oyo State can benefit from the organization. The youth have a future they need to pursue and I urge them to be focused as I assure them that the state is solidly behind their legitimate programmes.

Earlier in his speech, the leader of the delegation, Ambassador Adeniyi Adeyemi Mathew, who recently emerged as substantive President – General of World Youth Organization, an affiliate of the United Nations (UN), said he has been involved in youth projects and empowerment activities since his days as a student in Ladoke Akintola University of Technology, Ogbomoso.

Ambassador Adeniyi, who hails from Ogbomoso, Oyo State, noted that World Youth Organization is a non-profit organization working for social welfare with primary focused on youth affairs.

He expressed his readiness to partner with Oyo State Government to reduce unemployment among youths in the state.

WORLD CUP DRAW WILL TAKE PLACE IN KREMLIN

The  anticipated Draw for the group stage of 2018 FIFA World Cup will take place right in the heart of Russia’s capital, the Kremlin. “We suggested the Kremlin and FIFA has taken us up on the offer,” said Russian Vice-President and former Sports Minister Witali Mutko in an interview today.

The draw will take place on December 1st and the tournament will be held in Russia between the 14 June and 15 July 2018.  The defending World Champions Germany under Joachim Löw are well on the way to securing their ticket to Russia, currently leading qualification Group C with 12 points from 4 matches.

REACTIONS TRAIL KATSTINA UNIVERSITY BAN ON GROUPS IN THE CAMPUS EXCEPT MUSLIM GROUPS

Ahead of the students resumption, Sulaiman Kankara, Acting Dean of Students of Affairs passed the directives to all students, clubs and association that exist on the campus.

Shittu said the directive has no foundation in the constitution . “It is clearly a violation of the constitutional provision, permitting freedom of association.” He also added that the fundamental rights of the students to freely associate and express their views have been violated directly by the directive.

Furthermore he explained that in the constitution which is the supreme law of the land there is nothing that implies or suggest the directive can be accommodated in any of the exceptions from the fundamental rights as contained in the constitution. He therefore described the directive as null and viod.

Also reacting to the prohibition directive is kunle Banjo, a pastor. He said the action is one sided and capable of promoting hate and double standard. ” no state has an official religion. The same way no university has official religion. So they can not promote one religion above another.”

When the Registrar of Joint Admission and Matriculation Board (JAMB) Prof. Ishaq Oloyede was the Vice-Chancellor of University of Ilorin, he unofficially or informally prohibited Christ Apostolic Church Students Association (CACSA), the dominating Christian group from praying, holding fellowship or any other religious activities within the campus.The students obeyed and did not challenge the action.

However in the case of Katstina, Shittu and Banjo said the directive should be challenged immediately.

HOW TO USE IDLE PROPERTIES TO TACKLE RECESSION

It will be an understatement to say that the recession is biting very hard; no sector is spared and the real estate sector is not an exception. From my perspective as a Real Estate Practitioner, I believe that this sector is one of the most hit.

My reason for this is not far-fetched and it is based on the following factors:

1. Most people who were hitherto very rich and thus could afford to finance their real estate investments before are affected by the recession and thus reducing their ability to invest in this sector unlike before.
2. There is a general cash squeeze in the financial sector. The banks are hardly granting credits to those who are in need of it. Even the traditional beneficiaries like those in oil, telecommunication sector and trading activities, which the nature of their borrowing is short or medium in classification, are finding it difficult to access credit facilities let alone the real estate sector, which requires long term financing.
3. Equity gearing is also difficult for some of the investors because there is a general low saving ability at this time because of inflation investment involves huge capital outlay, thus most times you must be highly geared before you can finance investment in any class of property from your savings. For those who cannot afford such,, which has driven up the cost of living and thereby reducing the purchasing powers of the populace.
4. The hitherto surplus incomes, which are the veritable push for people to invest in real estate, are vanishing.
5. Also, most of the components of building are imported and we all know that this is very scarce at this moment and thus forcing the exchange rate to go North way.

The present state therefore calls for new thinking, outside the box in order to maximize the opportunities, which are abound in the recession.

Some people who own some properties or leased, have what I call “surplus” to requirements, either by way of tendencies to acquire as past times or passion for investment reasons or those who leased, when the staff or people who would accommodate the spaces were commensurate with them but now because of the development in the economy, perhaps downsized or resigned on their own with such vacancies not filled up yet.

This time requires the exploration and exploitation of several sources of getting incomes. In this regard, our surplus landed assets required to be turned to income generating assets instead of allowing them to lie fallow, irrespective of their locations, be Urban or Rural areas.

But before I suggest how the assets can be turned around to generate income, I need to discuss the various interests, which are subsisting in properties and can be held to create further lesser ones for the incomes generation by the holders of such.

The first is known as a Freehold. This was the title highest interest in the property and it was before the enactment of the Land Use Decree of 1978, but now known as Land Use Act. It was an absolute
one. The interest is still valid till today, but subject to the provisions of the Land Use Act. It can also be said that what the Act vests in the Federal Government, Governor of a State or the Chairman of a Local Government, to hold in trust and for the use of the citizens of the respective delineated boundaries of each level of Governance, is a Freehold. This opinion is borne out of the fact that the interests, which are creatable through the instrumentality of the Act are inferior in size and nature. They are not absolute.

The second is a Leasehold Interest. It is an interest that its end is determined from the first day, regardless of the length of time. It can be 999, 99 or 9 years; the fact is that there is a known date that it will expire by the effluxion of time. In other word, it is called a “Wasting Asset”.

The third is a Sublease, which is created by a Leaseholder for years lesser than his own. For example, the holder of 3 years’ lease can create a lesser interest of 3 years minus one day. The operating word is that he has what is called a Reversionary Right, which will be activated after the expiration of the sublease. Similarly, other inferior interests can flow out.

Again, all these interests can be assigned to some others who desire them. The assignees (those who are assigned the interests or bought the properties, as will be said in the local parlance), are put in the positions of the original owners that is, they assume or take over the rights and liabilities. By this, whether it is freehold, leasehold or other variants of lesser interests, there is no reversion. It must be know that legally, it is the interest in a property that is assigned or purchased and it must be additionally known that more than an interest may exist or be created in one property. Different values will be created according to the size of each holder.

Having thrown light to all these investment opportunities, I will progress to offer advice on how we can turn our idle or surplus portfolios to incomes. As I posited elsewhere in this article, it does not matter whether the property is in the rural or urban area; there are opportunities everywhere only the sizes of the incomes will vary. For example, the idle land and the vacant buildings in the rural area can be exploited thus:
i. It can be leased out to those who will use it for agricultural purpose. This time, the Federal Government is carrying out loudly its plans to make a lot of Nigerians go back to till the land. There are so many people who want to key-in into this but are being inhibited by land, especially those who migrated to the urban areas from some states yet want to remain in the towns and undertake the agriculture venture. The land can be advertised for the interested people to know about it.
ii. Such land can be sold outright and the proceed of sale can also be used to create further wealth through other investments.
iii. The vacant houses can be improved upon to attract the attentions of the likely migrants, who will be coming to lease land for agricultural purpose.

In case of the urban area or towns, the following actions can be taken:
i. Shared apartments: Tenants with bigger spaces, which may come about because the children have grown up and left their parents, can sublet out the surplus rooms.

ii. Shared Offices: Similarly, like in the example of apartments, the surplus spaces in the offices can be sublet to generate incomes. In the two examples, there are no legal restraints, only that the consent of the Landlords must be sought and obtained before undertaken them. The law says, the Landlord must not unnecessarily withhold his consent.
iii. Uncompleted Buildings: There are some buildings, which have been abandoned by individuals by the developers who do not have the financial muscle to complete them. Such buildings can be leased to some people who can turn them around rather than allowing them to depreciate further.

iv. For vacant land, it can be leased out for the following uses:
a. Car Parks: Purposed-built car parks are not vogue as an avenue for investment in real estate yet in Nigeria. The inadequate car parks in some commercial ventures vis-a-vis, the Government’s regulation and enforcement on ‘No Parking’ order on the roads, has opened this up to leverage on. There is no Government interference or prohibition on this use and much money is not needed to do so. If the owner of the land cannot run it by himself, he can lease it to individual, Companies, Corporate concerns, shopping complex, hotels, event centres etc for this use.

b. Event Centre: The laws on the restriction of the use of roads, public schools etc, for parties have thrown up opportunities to set up event centres and they are not location-restrictive, if the planning regulations are adhered to. The class and size will depend on the available resources and the class of clients/patrons, who the investors want to cater for. If the owners of the land do not have the resources, he can lease to whoever want to build such.

c. Joint Venture: Rather than the land resource lying fallow or idle, you can seek Joint Venture (JV) arrangement with developers, who will invest their money and you share the development, based on the agreed terms and conditions.

d. Cemetery: This may look odd to some people but it is a veritable real estate investment avenue because there is a scarcity of such, either in organized form or not.
e. Park: Park is becoming an attractive real estate investment option or avenue as the use of park to host events, relaxation centre for families, youths etc.

Wastage is one of our lowest points in this country; allowing properties to lay idle is one of this. But in this time of recession, when all avenues of getting incomes need to be activated and mobilised, the conversion of these idle properties can be harnessed through the various or different options mentioned above.

Memphis Depay has finally completed his move to Lyon, ending a disappointing United career. United have a buy back clause on the Dutchman, who will hope to reignite his career in Ligue 1.

He joins Morgan Schneiderlin in a January exit, and Mourinho has not ruled out the prospect of another player joining them before the month is out. Ashley Young and Bastian Schweinsteiger have both been linked with moves away.

Oritsejafor and Burden of Leadership: A Postscript

The leaders of the two leading religious bodies in Nigeria are indisputably strategic national leaders. They are very influential considering the size of their followership. Conventionally, one of them often talks less in the public; he is not known to be a newsmaker while the other has to employ the instrumentality of activism and the media to maintain some level of balance in the business of official patronage, especially in the interest of his own constituency.

The Christian faith leadership in Nigeria shares the role of being vocal against overt and covert acts of injustice with the human rights groups. This has become more pronounced since the campaign against Nigeria’s membership of the Organization of Islamic States, OIC, during the General Ibrahim Babangida (Rtd) military era. The Catholic Archbishop Emeritus of Lagos Diocese, Anthony Cardinal Olubunmi Okogie, was a fire-spitting CAN President at that time. Since then, the Christian body has been more involved in speaking for the masses of this nation, along with its primary role of defending the Christian faith.

Successive CAN leaders have maintained the culture, though at varying degrees depending on the nature of the man in charge. However, it may take a while for the Christian community in Nigeria to have another leader like Pastor Joseph Ayodele Oritsejafor. To date, Oritsejafor remains the most criticized and vilified national church leader in Nigeria. He received scathing remarks for the very reasons he assumed the mantle of Christian leadership – service!
I will try to unveil Oritsejafor in this write-up beyond the parochial opinions some people hold about him. I have a sense of duty to straighten the records in the interest of future leaders who may be scared of stepping into the realm of leadership at that level. I won’t sing his praises because God is the Rewarder of everyone called to service by Him. I will write as someone who knows some of his activities, intentions, and challenges.

Jesus our Lord said in Luke 12: 48 that to whom much is given, much is required; and adopting this statement as the principle of service in leadership is what earned Oritseajafor the brickbats from a section of the media. Oritsejafor accepted to serve the Body of Christ as chief steward in the nation with so much passion as someone who has been privileged to receive abundant mercy and uncommon grace from his Maker. He determined to add value and continue the good works started by his predecessors in office as Christian Association of Nigeria (CAN) presidents.

In the early part of his tenure in office, Oritsejafor did not allow projects or support works to be financed from the CAN purse. I remember when there was a flood disaster somewhere in Sokoto State, all the relief materials and cash donated in the name of CAN were not from the association’s coffers. He buoyed the treasury of the Christian body and initiated some ideas that steadied the body across the country. He dispensed his energy, time, and resources – as expected, though – to move the body to the next level.
He was the sitting President of the Pentecostal Fellowship of Nigeria, PFN, before he became CAN President. PFN is reputed for intrepid responses to issues as they affect Nigerians in general and the Body of Christ in particular. So, it was much easier for Oritsejafor to fit into the demanding roles of the CAN President.

He was not discriminatory in his response to sects or denominations that needed his attention. He was present at the Cherubim and Seraphim (Ayo Ni O) annual event in Lagos before Prophet Gabriel Fakeye transited to glory. He was also in attendance at the heroic burial of Apostle T. O. Obadare of C.A.C in Ilesha, Osun State. He was up and doing as an energetic and charismatic leader of CAN.

He was very vocal against the undue advantage of one religion over the other as demonstrated in the official patronage over the years. Oritsejafor was despised in some quarters for being audacious by cutting-to-size the larger-than-life image of the ‘feudal lords’ in national affairs at any given opportunity. Even in the face of threats to his life at the peak of the Boko Haram onslaught, Oritsejafor used the weapon of his tongue to protect and defend his people while holding the federal government, Northern and Muslim leaders responsible for the havoc wreaked by the insurgents because of leadership failure on their part. These were the reasons why those uncomfortable with his unrelenting and fearless disposition silently employed acerbic media attacks against him.

There are two major areas his critics talked about: his closeness to the former President Goodluck Jonathan and his frequent fiery responses to any action, policy or moves against the Church; insensitivity to the plight of the people or acts of injustice against any section of the country. They feel he should have been a gentleman who rarely or scarcely reacts as the leader of the most populous religious organization in Nigeria. But Oritsejafor thinks otherwise!
“If I pretend to be insensitive to threatening and damaging actions against my people because I want to be nice and command respect through silence when I should speak up, it’s the height of betrayal of my covenant with God and His people I agreed to serve in leadership position,” he said, quoting legendary Albert Einstein who said “The world is not dangerous because of those who do harm but because of those who look at it without doing anything.”

Oritsejafor’s closeness to former President Goodluck Jonathan never affected his sense of duty as the Chief Priest of the nation during Jonathan’s era. He was not enjoying any special attention or privilege above his peer in the other faith. What surprises me the most is that we don’t get to hear anything about such closeness to the seat of power in all the years that the leader of the other faith (both past and present) has been the unseen hands behind many actions in our national affairs. Alas!

Is it a crime to be close to any person in power, especially when it is not for conceited purposes? I think the answer is NO. Most Rev. Peter Akinola was the CAN President who completed the National Ecumenical Centre, Abuja, 18 months into his tenure of office. The project had been comatose for almost 15 years before Akinola was elected in 2004. He leveraged on his friendship and intimacy with former President Olusegun Obasanjo by appointing him (Obasanjo) to chair the fund raising committee to complete the edifice.
It would have been understandable if Oritsejafor’s attackers were only from anywhere else than the Church. Some of his critics in the media are Christians. While there’s nothing wrong in constructively ‘criticizing’ (as against ‘admonishing’ church fathers/leaders as stipulated in the Holy Bible – 1 Timothy 5: 1), many of the vitriolic attacks were due to misconstrued intentions and veiled campaign to either weaken or blackmail Oritsejafor into submission.
When Oritsejafor needed people to speak up for him, there was none. He became a loner in battle. Those who knew the truth about issues involving Oritsejafor opted to be quiet for reasons best known to them. He was frustrated to a point that he said “If there is another route to heaven apart from the church, I will follow it but, hey, there’s none.”

He was commonly criticized for “talking too much” whenever he responded to issues of major concern; Okogie during his own time did same or even more but because it was Oritsejafor, he must be over- criticized.
When his aircraft was impounded in South Africa for conveying $9.3 million undeclared cash at the point of entry, the money, said to be meant to procure arms and ammunition in the black market for our soldiers fighting Boko Haram in the North East, was said by some to belong to Oritsejafor, despite the public confession by the then National Security Adviser, NSA, Col. Sambo Dasuki (Rtd), that the money belonged to the federal government and that the aircraft was hired for the trip. But because the aircraft belonged to Oritsejafor, tongues wagged for a long time about the “ulterior motives” behind the money and the owner of the aircraft.

Rotimi Amaechi, then governor of Rivers State, alleged that the sum of N6 billion had been released to the leadership of CAN to mobilize and campaign for former President Jonathan during the 2015 presidential election. Even when it was obvious that the claim was political propaganda which remained unsubstantiated till date, but because Oritsejafor was at the helm of CAN leadership at the time, the story became an instant “truth.”
While Oritsejafor enjoyed tremendous support from the leaders of the component blocs of CAN for his leadership style, tactfulness, and confidence-building capabilities, some of his people in the Pentecostal Movement were apathetic towards his challenges. It was like such a dis-affectionate disposition had become the stock-in-trade of the Pentecostals. When Pastor Tunde Bakare became the running mate to President Muhammadu Buhari in 2011, opposition to his political career was rooted in his Pentecostal constituency. Vice President Yemi Osibajo also had his own fair share of the intra-brotherhood opposition during the 2015 electioneering campaign. Osibajo wept profusely when he was denied entry into a meeting his friends and leaders in the Pentecostal movement were holding to signal to him that “you are on your own.”

In spite of these daunting challenges, Oritsejafor took it calmly in his strides and forged ahead. He sums it up thus: “There are almost 100 million Christians in Nigeria out of which God, in His infinite mercy, counted me worthy to serve His people at leadership position. Whatever is said or written against me is an indication that I am making an impact. If you don’t want to be insulted or blackmailed, then you are not ready for service. Even for going about doing good; Jesus Christ was blackmailed, abused, and eventually killed. It is all a burden of leadership. Only God, the faithful Judge, will reward my stewardship accordingly.”
